Historic greystones and vintage walk-ups line tree-canopied streets steps from Lake Michigan, the free Lincoln Park Zoo, and some of the best parkland in any American city. It's where Chicago's upper-middle class has always lived and the neighborhood shows it.
The DePaul University campus adds a younger energy to the southern part of the neighborhood, keeping the bar and restaurant scene lively on Halsted and Clark. North of Fullerton it gets quieter, more residential, and frankly more expensive. The closer you are to the park and lake, the higher your rent will be.
This is not a neighborhood for budget renters. At $2,400/month average for a 1BR, you're paying for one of the best quality-of-life ratios in Chicago — but you need the income to support it.
Best value streets: The blocks west of Clark St and south of Fullerton tend to be more affordable than the lakefront-facing east side. The DePaul area around Belden and Halsted has more rental stock and slightly lower prices than the quieter residential streets to the north.
